A job relocation deadline and a traditional 60-day closing timeline don't mix. Here's how to close in 7 days and what the tax implications are for a fast Massachusetts home sale.

IRC § 121 Partial Exclusion for Job Relocation

If you've owned and lived in your Massachusetts home for less than 2 years, you normally wouldn't qualify for the § 121 capital gain exclusion ($250,000 single / $500,000 married). But if you're selling specifically because of a job change, you may qualify for a pro-rated partial exclusion.

The IRS allows a pro-rated exclusion when the primary reason for selling before 2 years is a job change — your new job must be at least 50 miles farther from your old home than your previous job (the distance test)
The exclusion is calculated as: (months you lived in the home ÷ 24) × $250,000 (or $500,000 for married couples)
Example: married couple owns home 15 months, sells for $400K gain due to qualifying job relocation — partial exclusion = (15/24) × $500,000 = $312,500. Taxable gain = $400,000 − $312,500 = $87,500
Massachusetts also allows this partial exclusion at the state level (5% long-term capital gains rate on any taxable portion)
Consult a CPA or tax attorney — the distance test and qualifying event rules have specific requirements that vary by situation

Massachusetts-Specific Closing Delays to Watch

Title 5 septic inspection

If your MA home is on private septic, a financed buyer requires a Title 5 inspection — which must be scheduled, can take 2–4 weeks, and can require remediation if it fails. A cash buyer does not require Title 5.

Smoke/CO detector certificate

Required for all MA sales — we coordinate this as part of our closing process. Typical 5–10 day scheduling. No additional action required from the seller.

Lead paint deleading (if applicable)

FHA buyers with children under 6 require deleading certification. A cash buyer accepts the property with lead paint disclosed and no remediation required.

Attorney review (MA is attorney state)

Massachusetts is an attorney state — we work with local MA real estate attorneys for closings. This adds 3–5 business days but is unavoidable in Massachusetts.
